    Why ICF

A wall of steel-reinforced concrete, wrapped in foam, in the middle of tornado alley.

Insulated Concrete Form construction stacks hollow foam blocks into the shape of your walls, threads them with steel rebar, and fills the core with poured concrete. The foam stays forever as insulation on both faces. One assembly does the work of framing, sheathing, insulation, air sealing and storm protection — and it does all of them better.

We build this way in Wichita Falls because of April 10, 1979, because August runs above 100 degrees for weeks, and because a house should still be standing when your grandchildren want it.

Insulated concrete form walls stacked with steel rebar and bracing set plumb on a jobsite, ready for the concrete pour
ICF walls in progress — foam forms stacked, rebar set and bracing plumb, ready for the pour.

    Built for tornado alley

Engineered ICF walls are tested against sustained winds over 200 mph and the flying debris that destroys stick-framed homes. Continuous concrete from footing to roofline — not a safe room bolted into a normal house.

    30–50% lower energy bills

High effective R-value, thermal mass and near-zero air leakage in one wall. An ICF envelope does the work of framing, insulation and air sealing at the same time.

    Genuinely, noticeably quiet

Six inches of reinforced concrete between two layers of foam stops sound the way it stops weather. The silence is the thing people notice every single day.

    No rot, termites, or mold

Concrete and foam do not feed insects, do not rot, and do not support mold growth inside the assembly. Multi-hour fire resistance ratings come standard with the wall.

    Cost-plus pricing

You pay what the house costs. Plus one fee you agreed to.

No hidden markups on materials. No padded allowances designed to blow up in month nine. No lump sum hiding a contingency you paid for whether or not it got used.

    Every invoice, every receipt

Subcontractor bills, lumber tickets, ready-mix delivery slips. You see them as they are paid — not summarized at the end.

A live budget you can read

Bid, committed, spent, remaining — line by line. When a number moves, you get a phone call that week, not a surprise at closing.

    One agreed builder fee

Disclosed in writing before we break ground. We do not keep the difference, so we have no reason to cheapen a single material.

    Prior work — before Visten
My project is an ICF build with a steel-framed roof designed for large spans with no interior columns or posts. It is 8,600 sf under the roof and 6,200 sf living area. Duane was instrumental to the design of the building and is an expert in ICF. He has a practical and experience-based knowledge of building in general that was/is invaluable for the integration of ICF with roof, openings, electric, plumbing, etc. Duane has been on-site at many critical junctures, and his knowledge and support have been priceless.

    Straight answers

The questions everybody asks us first

No hedging and no brochure language — these are the answers we give at the kitchen table.

    What is ICF construction?

ICF construction, short for Insulated Concrete Form construction, is a building method in which hollow foam blocks are stacked into the shape of a home’s walls, reinforced with steel rebar, and filled with poured concrete. The foam stays in place permanently as insulation on both sides of the concrete core. Visten Construction Group builds ICF custom homes throughout North Texas and southern Oklahoma because the result is a wall that is simultaneously structural, insulated, air-sealed, fire resistant and storm resistant.

    Can ICF homes withstand tornadoes?

ICF homes are among the most tornado-resistant residential structures you can build, and properly engineered ICF walls are tested to withstand sustained winds in excess of 200 mph and debris impacts that destroy conventional stick-framed walls. In tornado-alley North Texas and southern Oklahoma, Visten Construction Group builds continuous ICF walls from footing to roofline with anchored roof connections, so the home has an unbroken load path rather than a bolted-on safe room.

How much does an ICF home cost compared to a traditional stick-built home in North Texas?

An ICF home in North Texas or southern Oklahoma typically costs about 3% to 8% more than a comparable stick-built home at the time of construction, which on a 2,500 square foot Wichita Falls build usually works out to roughly $12,000 to $30,000 in additional shell cost. Industry testing and manufacturer data put the ongoing savings at 30% to 50% of heating and cooling energy, alongside potential insurance savings and a wall assembly that will not need to be replaced in your lifetime.

Do ICF homes cost more to build?

Yes, ICF homes cost modestly more to build up front than stick-framed homes, because the wall assembly includes concrete, steel and foam instead of lumber alone. The honest number in the Wichita Falls market is a 3% to 8% premium on total build cost, and Visten Construction Group shows clients exactly where that money goes line by line under its cost-plus model rather than burying it in a lump-sum bid.

What does cost-plus pricing actually mean?

Cost-plus pricing means the homeowner pays the true documented cost of their build — every subcontractor invoice, every material receipt, every permit fee — plus one agreed builder fee that is disclosed before construction starts. At Visten Construction Group, clients across North Texas and southern Oklahoma see every invoice and receipt as it is paid, so the builder has no financial incentive to cheapen materials or pad allowances.
